Our signature honesty

Where we would tell you no.

The programme is priced below what the archetypes need. We would rather lose the tender than deliver a compromise you inherit.

Lodgement windows are shorter than the design work allows. Rushing PAS 2035 design is how audit gaps get built in.

Volume is beyond our real capacity this year. We tell you what we can take, and when, rather than inflating a number.

Tenant access has not been thought through. We will ask you to fix that first. It is the single biggest cause of slippage.

The stock needs fabric work that is out of scope. Heat pumps into uninsulated homes make bills worse. We say so early.

Another contractor already has it moving well. We will say so. Switching mid-programme rarely helps the tenant.

We don't win public-sector contracts by being the cheapest. We win them, and we keep them, by being the contractor that doesn't need supervising.
