Should you repair or replace your boiler?

Repair a boiler that is safe, under about ten years old and has a single fault with parts still available. Replace it if it is unsafe, keeps failing, parts are no longer made or it is an old non-condensing model, and price a heat pump with the £7,500 grant at the same time.

The short answer

Repair it if the boiler is safe, under about ten years old, the fault is a single part that is still available, and the repair costs a small fraction of a new boiler. Replace it if a Gas Safe engineer has classed it as unsafe and it cannot be put right economically, if the same faults keep returning, if parts are no longer made, or if it is an old non-condensing model. Is my boiler safe to keep using right now?

Safety comes before cost. The Health and Safety Executive lists these warning signs that a gas appliance is burning badly and may be producing carbon monoxide (CO), a poisonous gas you cannot see or smell:

  • Yellow or orange flames where they should be blue.
  • Soot or yellow or brown staining on or around the boiler.
  • A pilot light that frequently blows out.
  • More condensation than usual on the inside of windows.

If an engineer finds a dangerous fault, the industry procedure classes it as 'Immediately Dangerous' or 'At Risk' and labels it 'Danger Do Not Use'. With your permission they can turn it off or disconnect it. A boiler in that state is not a repair-or-replace debate until the fault is understood. By law, anyone you employ to work on it must be a Gas Safe registered engineer.

How do you decide between repair and replacement?

Work through this checklist with your engineer's diagnosis in front of you. One strong 'replace' answer can outweigh several 'repair' ones, especially on safety.

Gas and LPG boilers installed after 2005 are normally condensing models, according to the Energy Saving Trust. If yours pre-dates that and is failing, replacement is almost always the sensible answer, because every new gas boiler in England must now reach at least 92% ErP efficiency under Approved Document L.

When is a repair clearly the better answer?

Plenty of 'my boiler has died' calls turn out to be one component. A diverter valve, a pump, a pressure sensor or a fan can each fail on a boiler with years left in it. If the boiler is modern, condensing and safe, replacing one part is usually the honest recommendation.

  • Low pressure that keeps dropping often points to a leak or a failing expansion vessel, not a dead boiler.
  • Cold spots at the bottom of radiators can mean sludge in the system. A deep powerflush (Smart Energie's fixed price is £225 as an add-on) may cure it without a new boiler.
  • Poor control can feel like a boiler fault. Thermostatic radiator valves or better controls sometimes fix comfort complaints for far less than a new appliance.

Ask the engineer to name the failed part, the price of the part and labour, and whether they expect related parts to fail soon. A clear diagnosis is worth more than a quick 'you need a new one'.

What does a replacement boiler cost?

The Energy Saving Trust gives £3,500 as the average cost of replacing an old G-rated gas boiler with an A-rated one, including thermostatic radiator valves. Smart Energie publishes four fixed-price tiers, the same price wherever you live, so you can compare quotes like-for-like:

Those prices include removing the old boiler, a full chemical flush, the manufacturer's own system filter and a Boiler Plus compliant smart control. Should you consider a heat pump instead of a new boiler?

If you are replacing rather than repairing, this is the moment to ask. A heat pump is not right for every home, but the grant and the timing make it worth pricing.

  • The Boiler Upgrade Scheme gives £7,500 off an air source or ground source heat pump in England and Wales, deducted from your quote by the installer. Off-gas-grid homes replacing oil or LPG can get £9,000 on applications made between 21 July 2026 and 31 March 2027.
  • An EPC is no longer required to apply, for applications properly made from 28 April 2026.
  • The median reported cost of an air-to-water heat pump installed under the scheme was £12,908 in April to June 2026, before the grant was deducted. That leaves about £5,400 at the median, with half of installs costing more.
  • Heat pumps are zero-rated for VAT until 31 March 2027. Gas boilers are not.

A heat pump is a strong candidate if your home is reasonably insulated, you have space outside for the unit and inside for a cylinder, and your boiler is failing rather than merely old. It is a weaker fit if your walls and loft are uninsulated and you cannot tackle that first, or you need heat back within days in midwinter. A heat pump installation needs a proper heat loss survey, so it is rarely an emergency fix. What if you rent your home out?

Landlords must have gas appliances safety checked every year, keep the record for two years and give tenants a copy. A recurring fault that keeps failing that check is a strong reason to replace rather than patch. Replacement also feeds into the private rented energy standard, currently EPC band E, with a move to band C proposed for 1 October 2030.

Common questions

How long should a gas boiler last?

The government's Heat and Buildings Strategy uses a lifetime of around 15 years. Well serviced boilers can go longer, and neglected ones can fail sooner, so age is a prompt to plan rather than a deadline.

Is it worth repairing a 12 year old boiler?

Often yes, if it is a condensing model, safe, and the fault is a single available part at modest cost. If it has had several faults recently or the repair runs into many hundreds of pounds, start getting replacement and heat pump prices so you are not forced into a rushed decision next winter.

Can I be forced to replace a working boiler?

No. Nobody is required to remove a working gas boiler. The only exception in practice is safety: an engineer can disconnect an appliance classed as dangerous, with your permission. See what has actually been announced about gas boilers.

Does a new boiler have to meet Building Regulations?

Yes. Your Gas Safe registered installer should make sure the system complies and give you the paperwork to prove it; keep it, because you will need it when you sell. A new gas boiler in England must meet at least 92% ErP efficiency. A new combi must also come with one extra efficiency measure, such as a smart thermostat with automation and optimisation or weather compensation.

Will a power flush fix my boiler?

Only if sludge in the system is the problem: cold patches on radiators, noisy circulation or a blocked heat exchanger. It will not fix a failed electrical part or a worn-out boiler. Ask for the diagnosis first.
